A large upmarket residential construction property organization have an exciting opportunity for a Client Liaison based in Johannesburg. The successful candidate will be responsible for renting out vacant units from contacting prospective clients, performing checks on potential tenants to check in and out of tenant. Candidates applying should have at least 2-3 year admin experience.
 
Responsibilities:
  • Assisting with the renting out of various vacant units;
  • Contact prospective tenants, set up viewings with prospective tenants, check prospective tenants applications;
  • Thorough checks on tenants using the TPN system and ensures that this is taken into account when leasing out a unit;
  • Accurately and timeously drafts lease agreements, sends out to client;
  • Accurately and efficiently sorts out all the correct documents, deposits, rental amounts before the tenant moves into the unit;
  • Accurately and efficiently does the check in and check outs with clients if required;
  • Effectively and politely communicates with tenants for renewals and negotiates lease period and increase percentages;
  • Accurately draws up lease renewals to tenants and send them out in a timeously manner;
  • Adheres to all deadlines for the rentals department;
  • Update invoicing schedules on a monthly basis to ensure all tenants are invoiced correctly;
  • Accurately prepares a daily age analysis and follows up with tenants on outstanding payments, issuing the relevant documents e.g. final demands;
  • Effectively deals with tenants complaints, snags, general maintenance and deals with them in a professional manner;
  • Accurately draws up the monthly levy schedules for payment;
  • List all upcoming available properties on Private Property, Property 24 and other media which is decided upon;
  • Ensure the database of tenants documents is kept up to date with all relevant documents;
  • Ensure all invoices are sent out before the 25th of each month;
  • Accurately and timeously prepares and or draws up the up to date age analysis for reference as to who has paid;
  • Ensures all deadlines are met and all information is correct with regards to the rentals.
 
Requirements:
  • Matric minimum
  • 2 - 3 years Debtors/Admin
  • MDA
  • Admin experience
  • Word/Excel experience
